EPF Housing Withdrawal (Akaun Sejahtera): Buy or Build a House – Eligibility, Amount and Documents

Last verified: 28 October 2026 against KWSP's buy-house withdrawal page and build-house withdrawal page. Short answer: if you are below 55, have at least RM500 in Akaun Sejahtera, and are buying or building a home with an approved loan or your own funds, KWSP lets you withdraw up to the purchase or construction cost (less any approved loan) plus 10%, capped at your Akaun Sejahtera balance [KWSP]. You can use it for up to two homes, but you must sell or dispose of the first home before withdrawing for the second [KWSP].

How much you can withdraw

SituationAmount KWSP allowsSource
Buying with a housing loanPurchase price minus approved loan, plus 10% of the purchase price, or your whole Akaun Sejahtera balance – whichever is lower[KWSP]
Buying with own fundsPurchase price plus 10%, or your whole Akaun Sejahtera balance – whichever is lower[KWSP]
Building with a housing loanConstruction cost minus approved loan, plus 10% of the construction cost, or your whole Akaun Sejahtera balance – whichever is lower[KWSP]
Building with own fundsConstruction cost plus 10%, or your whole Akaun Sejahtera balance – whichever is lower[KWSP]
Joint withdrawal (spouse/family)Same formulas, capped at each applicant's own Akaun Sejahtera balance[KWSP]
Application feeNo fee is listed on the KWSP pages we checked – check with KWSP[KWSP]

Worked example (illustration only): a RM400,000 home with a RM360,000 approved loan. The gap is RM40,000; 10% of the price is RM40,000; so the ceiling is RM80,000, or your Akaun Sejahtera balance if that is lower. Estimate the loan side with the Malaysia home loan calculator and budget other costs with our upfront costs guide.

Step by step

  1. Check you meet the conditions above and log in to the KWSP i-Akaun app or web portal (see our i-Akaun registration guide). KWSP lists i-Akaun and manual withdrawal as application routes [KWSP].
  2. Choose the housing (buy or build) withdrawal and submit it with the documents below [KWSP].
  3. If asked, verify your thumbprint at an EPF office or Self-Service Terminal. KWSP says applications are rejected if thumbprint verification is not done within 14 working days [KWSP].
  4. Payment is made to your account at an EPF panel bank, or by banker's cheque [KWSP].

Documents checklist

  • Form KWSP 9C (AHL) and its checklist [KWSP]
  • Sale and Purchase Agreement, or Proclamation of Sale from the Land Office/Court – not more than 3 years from the application date [KWSP]
  • Loan route: housing loan approval letter [KWSP]
  • Self-financed route: lawyer's letter confirming a cash purchase, receipt for at least 20% of the price, and proof of title transfer [KWSP]
  • Build route: construction agreement [KWSP]
  • Bank passbook or statement [KWSP]
  • Form KWSP 3 (Pindaan) for postal submissions or failed thumbprint checks [KWSP]
  • Joint withdrawal: marriage or birth certificate as proof of relationship [KWSP]

Common mistakes

  • Using an SPA older than three years – KWSP will not accept it.
  • Forgetting that the cap is your Akaun Sejahtera balance, not your total EPF savings.
  • Missing the 14-working-day thumbprint window.
