How this mortgage calculator works

The loan principal is home price minus down payment. Monthly principal and interest use standard amortization on that principal. The large result then adds the monthly tax and insurance amounts you typed. Those extras are user estimates, not escrow quotes, and they are not part of the amortization table.

Will this match a lender’s official quote?

Often not exactly. Quotes can add PMI, points, HOA fees, a different compounding convention, or escrow amounts that differ from the estimates you entered.
