HDB Loan Calculator Singapore
Estimate the monthly instalment on an HDB flat from the price, down payment, interest rate and tenure, then check it against the 30% mortgage servicing ratio.
How the HDB loan instalment is calculated: instalment = L × r(1 + r)n ÷ [(1 + r)n − 1], where L is the loan, r the monthly rate and n the months. The HDB concessionary rate is 2.6% a year from 1 October to 31 December 2026, 0.1 percentage point above the CPF OA rate (CPF Board, checked 18 October 2026).
Example: a S$375,000 loan (75% of a S$500,000 flat) at 2.6% over 25 years is about S$1,701.26 a month. Under the 30% MSR that needs a gross household income of about S$5,671 a month.

How the HDB loan works: rate, LTV and MSR
An HDB concessionary housing loan charges interest on the reducing balance at a rate pegged 0.1 percentage point above the CPF Ordinary Account (OA) interest rate, reviewed quarterly. It has been 2.6% a year for a long period, but check HDB's site for the current rate. HDB and bank loans for HDB flats are both capped at a 75% loan-to-value (LTV) limit: 75% of the price for new flats, or of the lower of the resale price and valuation for resale flats. HDB loans run for up to 25 years. You must generally use your available CPF OA savings for the purchase first, keeping up to S$20,000.
L = price − down payment, r = annual rate ÷ 12 ÷ 100, n = years × 12
MSR check: instalment ÷ gross monthly household income ≤ 30%
Worked example: S$375,000 HDB loan at 2.6%
A S$500,000 flat with a 25% (S$125,000) down payment from cash and CPF leaves a S$375,000 loan. At 2.6% over 25 years (300 months), the instalment is about S$1,701.26 a month, with total interest of roughly S$135,000. Under the 30% mortgage servicing ratio (MSR), that instalment needs a gross monthly household income of at least about S$5,671 (S$1,701.26 ÷ 0.30). HDB also assesses the loan amount using an interest-rate floor (currently 3.0%), so your approved loan can be lower than this simple calculation suggests.
HDB loan or bank loan?
- Rate: bank loans can be fixed for a few years and then float, often with SORA. HDB's rate follows the CPF OA rate.
- Cash: bank loans for HDB flats require at least 5% of the price in cash.
- Switching: you can refinance from an HDB loan to a bank loan, but not back.
- Ratios: both are subject to the 30% MSR for HDB flats. Bank loans are also subject to MAS's total debt servicing ratio (TDSR) across all your debts.
